    It will be for the guy with a viable concept who is able to occupy the storefront at 1/3 to 1/4 the lease after he negotiates with the current landlord in this down market.

    It just depends on what side of the coin you are on.

    One of my clients is actively watching this and other franchises he figures will fail to pick up leases.
